Great content and information. Spam likely has become insane. People don't pick up as much nowadays regardless, this makes it even worst.
The game of numbers swapping ended for me long ago. Now I select a handful of numbers and white list and rotate. I keep them for months and longer. Pickup rates are like they have been for years. 6-8% and that’s good enough. If you double fist. Follow up should be double.

It's critical to find out a prospect's WHY and ask disqualifying questions, such as, "Have you considered just staying put?" The ones who say, "Yeah, BUT..." are real leads; the ones who don't respond favorably aren't serious. That's not to say that you should toss them, but at the very least they should be placed way on the back burner.

Hello James! You mentioned direct texting is fine but bulk texting is not. Hello James! Could you please elaborate on the text limit per hour or per day? Like will 10 cold text per hour will be ok? What frequency whould be ok?
Sure, I’m in this is really just about getting a bunch of general emails that say please reply stop to opt out. When it’s in bulk, it’s very insincere and it messes with your Caller ID Reputation and your own personal reputation. I suppose in the short term it’s probably OK because you’ll get a couple of leads but at the end of the day I would rather just send a direct text and if you want to do 10 10 -30 an hour I would. As long as they are sincere and custom so the client knows that it is not spam.
